Bainbridge Island residential properties were selling for a February median price of $665,000, about 20% higher than in January. The more stable three month moving average of closed sale price rose 12% from last month to $574,500 and is 20% higher than it was a year ago. The Kitsap County 3 month moving average median price is about 4% higher than it was a year ago. The 3 month moving average for Bainbridge Island's number of closed sales is 55% higher than a year ago. The 3 month moving average number of pending sales in January rose 44% from a year ago. The 3 month moving average of closed sales is up 55% Countywide from a year ago (when sales were very weak). The number of active listings on Bainbridge (180) is down 11% from a year ago. The inventory turnover (total homes on the market divided by number sold last month) is 13.8 months, slower than the 10.3 month turnover rate of last month, and much slower than turnover at the end of last year. Bainbridge Island is a buyers market.
